         Maintenance checklist  

Follow this checklist for the maintenance of your home
   
Monthly

1.  During the summer wash concrete patios and driveways with a household detergent, if needed.  Rinse thoroughly with water.

2.  Run a tray of ice cubes through the garbage disposal.

3.  Test smoke detectors and CO detectors.

4.  Clean or change A/C and or Furnace filters.

5.  Test garage door photocells.

6.  Test Ground Fault Interrupter (GF) circuit breaker.

7.  Clean faucet aerators.

8.  Clean out window wells.

9.  Check caulking around showers and tubs, replace if necessary.

 

 

Quarterly

1.  Inspect your garage door every three months for loose hinge screws and repair if necessary.  Check for wear on cables, rollers and hinges.  Call a professional to perform service and additional checks.

2,  Lubricate the moving parts of your garage door.

3.  Drain the water heater.

 

 

Semi-annually

1.  Have your heating and cooling system serviced.

2.  Hire a professional to flush the A/C unit primary drain line.

3.  Check weather stripping on doors and windows and repair as needed.

4,  Check the garage door for balance.

 

 

Annually

1.  Check the condition of caulking, putty and exterior paint.  Paint as needed.  (Check for evidence of termites.)

2.  Check cords and plugs of all electrical appliances for wear.   If necessary, have them repaired or replaced.

3.  Check gutters and downspouts for clogs.

4.  Replace batteries in smoke detectors and CO detectors.

5.  Clean lint from clothes dryer exhaust pipe.

6.  Check door hardware and tighten as needed.

7.  Have your carpets professionally cleaned.

8.  Check the batteries in your garage door remote control units.  Also check the terminals in the units for corrosion.

9.  Check the batteries in your thermostat control.

 

 

Every 3 years (after warranty)

1.  Have roof inspected by a professional.
