One of the most common
questions from homeowners when building a new home, is "Will my
allowance be enough?"
Building Allowances
Building Allowances are dollar amounts assigned to specific
materials that you select during the building process.
With Legacy Quality Custom Homes these amounts are written into
your contract.
There are several items that you may have to select during the
building process using the Legacy allowances. Big-ticket
items include cabinetry, lighting and floor coverings, and in
choosing these items you could easily go over your allowance.
When starting the
selection process, and appointment with each material supplier
or vendor will be set up. It is best to stick with the
suppliers or sub-contractors whom we have a rapport with.
Trying to find less expensive materials or services from other
sources could result in scheduling dilemmas and unwanted
warranty issues.
Cabinetry
Cabinetry is usually selected in the early stages of the
building process. Because the kitchen holds more cabinets
than any other room in the house, you should start there with
selections. Upon the first visit to the cabinetry
showroom, you will be shown what Legacy has allowed as a
standard selection. If the standard selection does not
meet your expectations, then ask to see a different style, color
or finish. The vendor will give you a quote on your style.
Lighting
Legacy's lighting allowance includes recessed lighting, ceiling
fans and spotlights, doorbell, powder-room mirror, plumbing
fixtures, countertops, flooring, cabinetry, etc.
Floor Coverings
Unfortunately, homeowners tend to spend above the allowance
early in the building process on non-permanent items such as
paint, lighting and wallpaper, leaving little extra for more
permanent items such as ceramic tile, hardwood floors and
carpet.
With Legacy Quality Custom Homes, you're part of every decision and every
detail that goes into building your home. The design
process does not stop with the working drawings. Sue is on
the job site on a daily basis and is constant communication with
the homeowner to ensure that every detail is carried out.
